This property enjoys a beautiful location within the conservation area of Catherington, on the edge of the South Downs National Park, which is home to extensive heathlands, forests, farmland and historical sites, as well as many dog friendly pubs. Set in a peaceful spot and backing onto the 32 acre Catherington Down, a site of special scientific interest, here you are surrounded by beautiful countryside and picture perfect villages including Hambledon, East Meon, Droxford and Emsworth (all within 8 miles). The amenities of Petersfield (9 miles), Portsmouth (10.5 miles), Chichester (14.5 miles), the steam railway of The Watercress Line (16 miles), Winchester (19.5 miles) and Southampton (24 miles) are within easy reach. Many attractions including Goodwood Race Circuit, Butser Ancient Farm, Fort Nelson, the Queen Elizabeth Country Park, Portsmouth Historic Dockyard, Gunwharf Quays, the Weald and Downland Museum and National Trust properties are also within 16 miles. The cottage is located in the grounds of the owner s spacious country home, but with privacy assured as it is entirely separate with its own entrance door. This converted Victorian former stable building was fully refurbished in 2022, while keeping its period character. Once inside you will find an open plan living space for two people to relax and dine in comfort, and there is a spacious wet room style shower and WC behind a sliding oak barn door. The bedroom also features antique chests of drawers for storage, a dressing table and stool, a velvet armchair in a reading nook, and a stunning, free standing roll top bath positioned to enjoy the wonderful countryside views and the stars through the three enormous roof windows. These make the bedroom light filled and airy, but blackout blinds will ensure cosiness and good sleep. In support of local business owners, you will find toiletries, welcome goodies and handicrafts featured within in the property. Adjacent to the property is a gate into the guests' private enclosed wildflower meadow and access to 5 acres of pastureland. Here you can sit on the bench and watch the world go by. The cottage has an off road parking space for one car.

Set between Sway and Lymington, Pennington is a peaceful location with an abundance of spectacular countryside surrounding it. With a choice of country pubs and many routes that are ideal for walking, cycling and riding it is the perfect base for a relaxing holiday. Nearby Lymington, which has a strong sailing and maritime heritage is easily accessible from here. You can enjoy an afternoon exploring the many boutique shops, cafes and restaurants in the town or, if you fancy a walk along the beach, then why not head to nearby Mudeford or wander around the ruins of Christchurch or if you are feeling a little bit adventurous you could even take a trip on the ferry across to the Isle of Wight. From the gravelled parking area, a small path leads you to the private entrance, which opens into a spacious studio style room with the open plan, well equipped kitchenette/lounge/diner and sleeping area. With bi fold doors onto the decking on two sides, this bright and airy room is the ideal spot for relaxing after a long walk in the nearby forest and offers a Smart TV with Netflix and DVD. The king sized bedroom area is behind the lounge area and has a well appointed shower room leading off it, with double shower and WC. there is a complimentary mini bar with a selection of drinks ( please advise if you prefer non alcoholic) on arrival along with a kettle and a range of teas and fresh milk and a coffee maker. There is an air fryer / toaster oven, but please note the cabin does not have a full kitchen.
The cabin is a perfect place to relax and offers a television, internet access and Alexa.
There is one bedroom in this cabin which contains a double bed.
There is one bathroom, which has a toilet and sink and a walk-in shower.
The bathroom has luxury Aesop products along with a selection of essentials should you have forgotten anything.
Linen, towels, a hair dryer and an iron are all included to make your stay more comfortable.
Please note this is dog friendly accommodation and whilst I thoroughly clean the cabin it is not always possible to eradicate every single pet hair!
Please don’t book if you are allergic to pets or have a fear of a stray dog hair.
Outside there is a table and chairs along with 2 sun loungers.
An outside sink ( cold water only but you could add hot water from the kettle ) plus a kitchen aid bbq.

This delightful, stylish, new lodge has been tastefully furnished to a high standard to include two bathrooms. Situated in the picturesque, tranquil grounds of Burgate House on the banks of the River Avon, it offers a perfect, secluded retreat for those wanting an escape to a peaceful location. Excellent walking, cycling and horse riding are available in the nearby New Forest, with fishing available from the grounds of the house. The bustling medieval town of Fordingbridge is within a few minutes' walk, whilst Salisbury and Bournemouth are within easy reach.
A charming solid oak framed cabin, situated on a 2 acre small holding in the heart of the New Forest. We run a brewery (PIG BEER) with beer garden on site. We play ambient music from 12pm up until 8:30pm in the summer, and 12pm until 4pm in the winter.
We have a farm shop and vineyard next door, and an excellent pub (The Filly) within 2 minutes walk. Setley is based 2 minutes drive outside of Brockenhurst. We're 20 minutes from Highcliffe Beach, and 5 minutes from Lymington.
The Cabin has vaulted ceilings, and large solid oak beams. With a king size double bed, and soft down duvet and pillows. There is a kitchenette with a small table top oven, with two hobs (basic on/off - no temperature control) and a compact undercounter fridge and freezer. At the entrance, there is a breakfast table with stools.
Outside, there is a small patio with tables, chairs and a BBQ. Although the patio is overlooked by the house, we aim to give guests as much privacy as possible. Hedging around the Cabin and patio provides privacy from the brewery beer garden.

Guests are welcome to enjoy the brewery space, both during brewery open times, and when the brewery is closed. We request that if using the brewery space during opening hours, that only food/drink from the brewery is consumed, guests are entitled to a 20% discount at the brewery taproom (excludes takeaway bottles/merch).
There is a small field next to the brewery car park, which is used as overflow parking in the summer. Guests are very welcome to use this field for their own enjoyment when the brewery is closed.
We're based in Setley which is a hamlet of Brockenhurst. We have a great local pub (The Filly) which has recently undergone a £1M refurbishment, and we're directly next door to Setley Ridge Vineyard which has an excellent farm shop selling high quality local produce, a garden centre, as well as a lovely café serving food throughout the day. There is a footpath which runs directly in front of our property, and it takes roughly 5 minutes to walk end to end from the Filly to the Vineyard. The Cabin is set back roughly 60 metres from the A337. Getting to Brockenhurst: Brockenhurst Taxis are the local taxi firm, and typically charge £4 – 8 for the journey. If driving it’s a 2 minute drive, there are several car parks within the village. Walking takes between 30 – 60 minutes, the longer and more scenic route is through Roydon woods, turning left after approx. half a mile, which takes you out to Church Lane. Or you can walk across the heathland (there’s a small gate on the opposite side of the main road at the end of our driveway), you can then walk along Sway Road into Brockenhurst. Unfortunately, the first 200 yards of Sway Road doesn’t have a pavement.

You can be in Southampton with cinemas, bowling, shopping etc in 20 minutes. A great exploring base!

1 double bedroomed, cosy, heated studio (extra single bed - John Lewis sofa/chair bed - in the same room, available on request) which is furnished with character furniture - double bed, wardrobe, chest of drawers. Modern shower room. Tea and coffee making facilities, toaster, fridge, microwave. And a TV if you just fancy chilling!
A really lovely place to stay - you’ll have your own garden set within the main house 1/3 acre garden - we have a very free-ranging chicken (Roo), a cat and a very chilled dog.
It’s a very cosy space. Perfect getaway! Wifi to keep you connected.

You have your own key and the summerhouse/studio is set in its own private garden, accessed through our garden (hen might roam in to say hi - so we recommend keeping your gate closed so she doesn’t wake you by tapping on your door!) with garden table and chairs.
Just make yourself at home!
Other things to note
We also have a free roaming hen and a cat that doesn't go far. Please can you make sure you shut our garden gate behind you so the hen doesn’t free range further than planned!
You can easily park one car on our drive with an additional car along the hedge line if need be.
