Guests can pull up a stool at the breakfast bar to keep the chef in your group company. Your laundry appliances are kept in a cupboard in the hall.

Each of the bedrooms is beautifully appointed and comes with its own bathroom. On the first floor you will find two bedrooms, one with a sumptuous kingsize bed and ensuite bathroom with a rainfall shower and the other with a beautifully dressed double bed. Guests staying in this room have use of the family bathroom with its superb bright yellow roll top bath and walk-in shower. There is a door in this bathroom to the roof terrace. Even your playful pooch can make their own way out to the terrace through the dog flap!

On the landing of the second floor, there is a sofa bed which you could use for an extra adult guest or two small children. The top floor bedroom boasts another quality kingsize bed and an ensuite bathroom with a bath and handheld shower. Every bathroom is super cool with a wonderful blend of contemporary and traditional fittings.

The roof terrace is a wonderful addition with bench seating and a table and chairs. How lovely to be able to spend a summer evening opening a few bottles of wine and enjoying the warm air!

Kemptown Place sits just a few minutes from the seafront and a wonderful selection of shops and eateries in the Kemptown area of Brighton. As well as gorgeous cafes, independent shops and restaurants, there is a mobile farm shop that arrives on Fridays and parks diagonally opposite the house. At the beach, you will find a children’s playground, adventure golf and the Beach Box Sauna. The Palace Pier has an observation post dedicated to capturing the murmuration of the starlings that roost there and is a brilliant spot for seeing great flocks in the sky just before sunset between November and March. A short walk from the house takes you along the seafront into central Brighton or in the other direction to the marina.

Brighton is brimming with cultural delights as well as hundreds of independent boutiques and big name shops. There are many award winning restaurants serving the regular seaside fish and chips as well as creative vegetarian menus. Brighton and Hove offer plenty of entertainment for all ages, some large scale wonders and some quirky and offbeat. One of the classic attractions is Brighton’s Royal Pavilion. The Royal Pavilion is an exotic palace with iconic domes and minarets as well as  a fascinating history. Built as a seaside pleasure palace for King George IV, this historic house mixes Regency grandeur with the visual style of India and China. You will glide up gently to one hundred and thirty eight metres in the futuristic glass viewing pod, designed by Marks Barfield Architects, creators of the London Eye, and admire 360-degree views across Brighton, the South Downs and, on the clearest days, all the way to the Isle of Wight. Visitors can also enjoy the Nyetimber Sky Bar, an exhibition on how BA i360 was built and its beachside shop for gifts. Those that enjoy shopping can head to The Lanes for an eclectic mix of shops and restaurants. For some evening entertainment, Brighton Dome is Brighton’s premier venue for music, theatre and family events. The Kent & East Sussex steam railway runs for ten and a half miles from Tenterden to Bodiam, welcoming around ninety thousand visitors a year. While the home makes an excellent base for those wanting to explore the wonderful countryside surroundings, the coast is easily reachable in just forty-minutes making it a fabulous option for the beach bums too! Kirdford Farmhouse is designed for cosy family life and entertaining. The facilities and the quiet countryside location of the estate close to London, combine to give the best of both worlds. The Grade II Elizabethan timber framed farmhouse comfortably accommodates up to ten guests across its five well appointed double bedrooms, all with ensuites. Upon request and subject to an additional fee, three children between the ages of 3-16 can be accommodated on a double and a single sofa bed in the Pink and Mauve Suites respectively. Please note that the single sofa bed is only suitable for a child, not an adult. The current owners have very sympathetically updated Kirdford Farmhouse to create a characterful home-from-home with homely yet elegant interiors throughout. On the ground floor is the main entertaining space comprising a large sitting room and dining room, with a double aspect fireplace, a fully equipped kitchen boasting all the tools you could possibly need to whip up a delicious meal and separate utility room.

Directly off the kitchen is the large orangery with further sitting and dining areas leading directly to the gravel terrace overlooking the lake, gardens and river. Three of the bedrooms, two king-size doubles and a twin are situated in the main house, set out in the form of suites with their own sitting rooms and bathrooms. In the Dairy annexe are a further two bedrooms, a king-size double and a twin room, both complete with their own ensuite bathrooms plus a separate servery for preparing coffee, tea and simple snacks.

Outside, the children will enjoy playing croquet or boules on the large lawns. For the little ones, the garden boasts a wooden club house, swings and a slide which provide hours of fun. There is outside dining for eight to fourteen with a large parasol, gas barbecue and two cruiser chairs for relaxing.

Kirdford Farmhouse holds a fantastic position within West Sussex, less than 5-minutes outside of the village of Kirdford, home to The Half Moon, a fantastic country gastropub. The small town of Petworth is less than 10-minutes from the farmhouse, here visitors will find a wider selection of helpful amenities, including shops, pubs and restaurants.

There is plenty for the whole family to see, do and explore in the surrounding area, with a variety of stately homes and gardens to visit, National Trust properties, Petworth House and Park and Nymans are both within a 30-minute drive of Kirdford, while the magnificent Arundel Castle is just 25-minutes away. For those look for long walks and fresh air, Kirdford Farmhouse, which is nestled in the Sussex Weald on the edge of the South Downs National Park, makes the perfect destination. Lavington Common, Slindon Estate, Cissbury Ring and Devil’s Dyke all offer wonderful landscapes to enjoy and are within a 45-minute drive of home. The cathedral city of Chichester is under 40-minutes away and makes a wonderful day out with its excellent family and historical attractions. This is a top jazz festival in the stunning surroundings of Glynde Place. The South Downs National Park is a walker’s paradise with epic views, meandering rivers and ancient forests. Walkers encounter native wildlife as well as welcoming village pubs. The South Downs Way is a 100 mile footpath stretching from Winchester in Hampshire to Eastbourne in Sussex. The path can be used by cyclists and horse riders too. You will glide up gently to 138 metres in the futuristic glass viewing pod, designed by Marks Barfield Architects, creators of the London Eye, and admire 360-degree views across Brighton, the South Downs and, on the clearest days, all the way to the Isle of Wight. Visitors can also enjoy the Nyetimber Sky Bar, an exhibition on how BA i360 was built and its beachside shop for gifts. Those that enjoy shopping can head to The Lanes for an eclectic mix of shops and restaurants. For some evening entertainment, Brighton Dome is Brighton’s premier venue for music, theatre and family events. Other popular attractions are Sea Life Brighton, Brighton Museum and Art Gallery, Booth Museum of Natural History, Preston Manor, Brighton’s Walk of Fame and the Brighton Music Tunnel.
