Northiam is a very pretty village sprinkled with wonderful ancient buildings, an 11th century church, a parish pump on the green and a restored railway used by historic steam trains that take you to Tenterden or Bodiam. The Sussex Border Path passes through the village offering scenic walks and a time-battered Oak stands on the village green at the spot where Queen Elizabeth stopped on her way to Rye. From Northiam Oak Barn you can enjoy wonderful walks, the golden south coast beaches, the wonderful towns of Tenterden, Rye and Bodiam, trips of the River Rother and the gorgeous gardens of Great Dixter, Pashley Manor and Scotney Castle.

Northiam Oak Barn is the perfect abode for a spot of switch off. You will spend hours relishing in the barn’s beauty with charm and character in abundance. Its gorgeous period features blend perfectly with sumptuous modern furnishings, beautiful fabrics and top notch fittings to offer luxurious holiday accommodation. The barn is set in glorious, serene woodlands which lead you to this magnificent property with its gorgeous thatched roof. When you open the doors to Northiam Oak Barn you will be truly captivated by its lofty beams and its warm, welcoming ambience. You will feel the tranquility and unique sparkle of the Sussex sunshine envelope you. The barn has been beautifully restored to offer supreme comfort and a magical feel. The main living space is almost cathedral like with its immensely high ceilings. Comfy brilliant white sofas sit at one end of the room, surrounding the modern wood burning stove so that you can snuggle on chilly evenings with your holiday books or watch a movie on the television. A dining table and chairs sit at the far end of the room. This magnificent room is flooded with natural light which streams through the wall of glass doors. A staircase leads to a wonderful mezzanine area with comfy chairs and a library of books, the perfect spot to relax with the Sunday newspapers and a cup of tea. The barn also enjoys a gorgeous snug, another space to disappear for some quiet time or to send the children to play a game or two. The kitchen will impress the most discerning of cooks with its size and its excellent appliances.

Northiam Oak Barn offers two heavenly bedrooms, both set under the eaves and boasting characterful beams and lavish kingsize beds, beautifully adorned with pretty country quilts and crisp cottons. The barn enjoys two inviting ensuite bathrooms, also featuring ancient beams. You can soak away any remaining stresses in the bath that comes with one bedroom or take an invigorating shower in the other bathroom.

The barn also comes with a sun-drenched patio where you can dine alfresco, relax with your holiday books or play family games. The soothing sound of the water feature is a lovely addition to this private space. There is a pretty front garden, plenty of parking space and you are welcome to enjoy the woodlands and estate grounds. The owners are very welcoming and may even allow you to use their swimming pool. Northiam Oak Barn is a private paradise for your next rural getaway. When you can bring yourselves to leave, the golden beach of Camber Sands is within easy driving distance.

Northiam Oak Barn enjoys a wonderful rural location on the edge of the village of Northiam. Enjoying a fascinating history and plenty of gorgeous ancient buildings, the village is very pretty. It sits one mile south of the River Rother where you can take trips on the water and is within easy reach of Rye, Camber and other attractive towns and villages. Brickwall House is a Jacobean mansion house which was the home of the Frewen family and is now a college. The house and gardens are open occasionally and by appointment. St Mary’s Church has a reputation for its ghostly muffled voices in the vestry and contains the pony and hand hearse made for Queen Victoria’s funeral. From the restored railway station, you can ride on a steam train along the Rother Valley to Tenterden or Bodiam. The St Francis Hospital for animals is located on land given to the Sussex Blue Cross. The gardens of the Tudor manor house Great Dixter, made famous by the author and television gardener Christopher Lloyd, are beautiful.

Rye, a Medieval citadel huddled against invaders and the sea, is today home to a myriad of art, curiosities and cosy pubs and restaurants. They serve the best that Sussex has to offer. Built on timeless tales and smuggled secrets, Rye offers charm and intrigue with nooks and crannies to explore and distant views across Romney Marsh to enjoy. St Mary’s Church tower is open to the public and offers the best viewpoint to show the warm terracotta roofs of the many timbered houses. These ancient, characterful buildings, cobbled streets and secret passages attract film crews in search of historical settings for period productions. The Rye Castle Museum was originally a bottling factory and now boasts a unique 18th century fire engine as well as relics from the town’s shipbuilding past. The Rye Harbour Nature Reserve has a wonderful network of criss crossing footpaths on the saltmarsh and shingle ridges with fabulous views across to Camber Sands and the cliffs of Hastings Country Park. It is a twitcher’s paradise with five hides where you can watch the wildlife. You can take boat trips or lessons in windsurfing, dinghy sailing or paddleboarding from Rye Watersports.

Wine lovers can easily visit numerous vineyards. The most famous vineyard is the Chapel Down Vineyard, close to the picturesque market town of Tenterden. It is open to visitors throughout the year. You can enjoy tastings, tours and masterclasses. It is a wonderful day out though you may have to draw straws to see who is driving! Also popular are the Biddenden Vineyard, the Mount Vineyard, the Hush Heath Winery, the Chartham Vineyard and the Terlingham Vineyard.

Also within easy distance, Hastings enjoys a fascinating history. It was attacked by the French during the Hundred Years War and in 1377, a second attack all but destroyed the town. The Old Town’s architecture ranges from Medieval to Victorian with one of the oldest buildings, the Court House, being built around 1450. The town boasts many passages and narrow streets known as the twittens, many cafes, bars and restaurants and some excellent shops and art galleries. The Castle, originally built by William the Conqueror, lies in ruins at the top of West Hill and can be visited using the steepest funicular railway in Britain. The Hastings Museum and Art Gallery boasts an exhibition dedicated to American Indians, Grey Owl, an early conservationist who came from Hastings and John Logie Baird who pioneered television in Hastings. There are many architectural and cultural attractions including a theatre, parks and gardens. Hastings hosts man events including the Hastings Half Marathon, the Jack in the Green Festival, Hastings Beer Festival, Coastal Currents and the Old Town Carnival.

Camber Sands is a fabulous beach in the village of Camber. It is the only sand dune system in East Sussex, east of the estuary of the River Rother at Rye Bay, and stretches three glorious miles to just beyond the Kent border.

The house is just over a mile from the pebbly Ovingdean Beach which is tucked away under the white chalk cliffs, less than a mile’s walk from Brighton Marina. It enjoys a small cafe and some fun rock pools at low tide.

Ovingdean House is incredibly spacious and very stylish. With four outstanding bedrooms, this Sussex gem sleeps eight guests in supreme comfort. Ovingdean House also has the added benefit of a superb indoor heated swimming pool. When you arrive at the house, you will quickly see how smart it is. The front garden is landscaped and manicured. The large tiled entrance hallway is great for storing coats and boots and leads to three of the bedrooms, the pool room, a shower room and eventually the main hub of the house. The first delightful bedroom enjoys a comfy double bed adorned with luxurious linens and beautiful soft furnishings, a feature fireplace and an armchair. The second offers a beautiful French antique double bed and a vanity sink in one unit with wardrobes and a chest of drawers. These two bedrooms share the shower room with its double walk-in shower. The master bedroom suite is very impressive. You may have to draw straws for this one! It offers an exquisite super kingsize bed and a sublime ensuite bathroom. You will certainly enjoy soaking in the jacuzzi bath or using the multifunctional shower. The owners have thought of everything at Ovingdean House and you even have a trouser press in this room!

Double doors lead from the hallway to the wonderful kitchen diner. The chef in your group will be delighted with the contemporary, shaker style kitchen and its fabulous appliances, a double range cooker, dishwasher, fridge freezer and microwave. There is a separate laundry room. Dinner can be eaten at the smart dining table or outside on the terrace. Large sliding doors open from the dining area to the terrace where you will find two rattan sun loungers and alfresco dining. The swimming pool annex can be accessed from the terrace or the interior hallway. It is a fabulous indoor pool, perfect for family fun.  

Behind the dining area is the final bedroom offering twin beds with an ensuite shower room. It is another beautifully finished space, again in calming neutral colour palettes. Stairs from the kitchen lead to a large landing with a library and the spacious living room. This elegant space enjoys sumptuous sofas, armchairs and a television. It is a lovely, bright sociable space to enjoy cosy evenings in front of the fire or to play family board games.

The Royal Pavilion is an exotic palace with iconic domes and minarets as well as  a fascinating history. Built as a seaside pleasure palace for King George IV, this historic house mixes Regency grandeur with the visual style of India and China. There are fantastic collections to explore which have previously come from Buckingham Palace. A trip to Brighton’s Beach is not complete without a stroll along the iconic Brighton Palace Pier. On the beach, children love Brighton Zip, a thrilling ride on the seafront. Visitors can escape to the skies to see Brighton in another light on British Airways i360 attraction. You will glide up gently to 138 metres in the futuristic glass viewing pod, designed by Marks Barfield Architects, creators of the London Eye, and admire 360-degree views across Brighton, the South Downs and, on the clearest days, all the way to the Isle of Wight. Visitors can also enjoy the Nyetimber Sky Bar, an exhibition on how BA i360 was built and its beachside shop for gifts. Those that enjoy shopping can head to The Lanes for an eclectic mix of shops and restaurants. For some evening entertainment, Brighton Dome is Brighton’s premier venue for music, theatre and family events. Other popular attractions are Sea Life Brighton, Brighton Museum and Art Gallery, Booth Museum of Natural History, Preston Manor, Brighton’s Walk of Fame and the Brighton Music Tunnel.

Warren Wood and Stephanie’s Glad come alive with carpets of bluebells and wood anemones. Families enjoy the adventure playground and the numerous family events hosted throughout the year. Borde Hill House is an Elizabethan Tudor mansion built in 1598. It provides a fabulous backdrop for the formal 17 acre garden which flows in a series of stunning garden rooms.

Wine lovers enjoy exploring the vineyards across the county who produce sparkling wine to rival champagne. Many visitors also head along the coast to Rye, Hastings and the beautiful Camber Sands. Helifly at Shoreham Airport organise helicopter tours over the area and trips to country houses for elegant lunches or afternoon tea.

A getaway venue suitable for 2 couples (or 4 close friends willing to share double beds) in two distinctly unique accommodations set within shared woodland. Our shepherd hut and glamping cabin are nestled within an enclosed, small and secluded woods which is tucked within our 2+ acre property (see photo of property layout and boundary for location of hut and shack within the grounds). Be together in nature with exclusive use of this woodland, or if you wish, have time out to rest separately in the space. We are located near Battle – a perfect base to explore the natural landscapes, historic landmarks and diverse sights, sounds and sensations of 1066 Country and High Weald AONB.

Browns Shepherd Hut is our custom-built hut on wheels by Paulus Smith of Artisan Shepherd’s Huts. This compact hut offers guests a tiny house living experience complete with compost toilet, shower and kitchenette. A wall mounted boiler provides hot water for a proper shower and all taps. Kitchenette facilities include sink, double hob, kettle, cafetiere, Italian style espresso maker, cutlery, crockery and utensils, also an under counter fridge-freezer. A BBQ unit and charcoal is provided for cooking outdoors if you prefer. A fire pit is also available for striking up a cosy fire on cool evenings or cold nights when relaxing outdoors. A compact but efficient Hobbitt multifuel burning stove provides lovely, warming flame and heat inside the hut.

Browns Shack is a bit Americana homestead in look, a bit tiny house living in feel, with reclaimed materials and recycled items wherever possible. This quirky and rustic cabin offers guests a tiny house-cum-glamping experience. It has an outdoor kitchenette, and a compost toilet and shower. An under counter water heater provides hot water for quick showers and all taps. Kitchenette facilities include sink, hot plate, kettle, cafetiere, cutlery, crockery and utensils, also an ample 46L mini fridge. You can cook a meal over a hot plate or enjoy BBQ al fresco dining (charcoal provided) and watch the night sky over an open fire with a fire bowl just outside the shack.

Our small, private woods is left quite wild as it is home to rabbits, squirrels, birds and moles. It is thought that this dipped area was historically a marl pit, so access to the hut and cabin is via a gated, ramped walkway.

Our property is surrounded by fields for grazing sheep or cows, though you won’t have to look far to see ‘wild life’ as we also share our home with our dogs and a herd of rescue horses. You can enjoy views of the fields to the back of the property from our ‘tree house’ viewing platform.

We do not offer farm stay or equestrian experience. We offer, by appointment only, horse guided systemic and family constellation therapy sessions. If you’re interested, please search online for ‘horse constellations shivaun’ or contact us for more information.

Leave Little Trace
The hut and shack have electricity and mains water but are not connected to the septic tank. We offer Faith in Nature eco-friendly, biodegradable shampoo and body wash in refillable dispensers, and Delphis Eco brand products in refillable hand soap and washing up liquid bottles. If you would like to use your own products, please bring only eco-friendly and biodegradable products.

Wi-Fi
Guest access available on the property through external/outdoor access points. However, please note that signal may be weak or spotty in the woods.

Shared Space, Mutual Consideration
To promote a serene atmosphere for all, gatherings and parties with non-resident guests are not permitted. If you’re bringing your furry friend for your stay, please ensure he/she is on lead when on the property.

Mindful Use of Fire pit/Fire bowl
We expect guests to be mindful of safety and health considerations when making fires. Please use the fire pit/fire bowl in a reasonable and moderate manner. Avoid excessive burning, such as:
* Making a large bonfire
* Filling the fire bowl to the top or overflowing
* Constant or prolonged burning throughout the day or night

Mindfulness of Our Family
Please don't feed the horses as they are on specific diets. Also, please be aware that horses can nip or bite, and are predisposed to being alarmed by sudden movements or harsh sounds.

Located in Robertsbridge, this cabin is in a rural area. Phoenix Arts Centre and Cranbrook Museum are cultural highlights, and some of the area's landmarks include Battle Abbey and Battlefield and Bodiam Castle. Rye Farm World and The American Garden are also worth visiting. Relax and indulge in the area's winery tours, or seek out an adventure with ecotours nearby.

Neighbouring Hastings is less than a 5-minute car journey away and is a must-visit with its family-friendly attractions, including Hastings Castle, Smugglers Adventure, Blue Reef Aquarium and Adventure Golf courses, as well as its artsy and happening Old Town with independent eateries and excellent boutique shopping. Hastings Country Park is a 15-minute car journey from Skyfall, choose to walk from the Old Town or enjoy a ride on the East Hill funicular to the top of the cliffs, the views are breathtaking, and the walks wonderful, whether you are looking for a serious hike or simply fancy a peaceful stroll! Pevensey is an attractive town with a castle, Mint House and little Tudor Court House, reputed to be the oldest and smallest town hall in England and now a museum. Bexhill-on-Sea, just down the road, is the birthplace of British Motor Racing, home of the De La Warr Pavilion where Bob Marley had his first ever UK gig in July 1972 and it is home to the Guinness World Record breaker for the largest charleston dance! It is a tranquil seaside town with charm, style and a two mile seaside promenade. Further along from Bexhill is Hastings, Rye and the glorious Camber Sands and in the opposite direction, Eastbourne and Seaford. Sunshine House is tucked away in Norman’s Bay at the end of a single track road opposite the beach. There is parking for three cars in the drive with more parking available on the beach road.

The ground floor is home to a beautiful living room that has double doors which open to a dining area with a small desk for those urgent emails, which in turn opens to a warm and inviting kitchen diner. The hallway is light and airy and very spacious, just like almost every room. The living room is a real winner with double French doors opening to the garden, sumptuous sofas and a wonderful feature fireplace, perfect for a chilled evening watching a movie or playing family board games. The dining area doubles as a library with plenty of books lined up on the shelves. Every room is drowned in natural light and enjoys an elegant and serene colour palette. The ground floor enjoys opulent wooden floors and underfloor heating throughout. The kitchen is magnificent with a range cooker, deep ceramic sink and other excellent appliances. It is the heart of the home in mellow aqua tones and enjoying a sociable island and a fabulous dining table and chairs. There is also a helpful laundry room with a washing machine and drying rack and a downstairs cloakroom.

Hastings boasts a fascinating history.The town was attacked by the French during the Hundred Years War and in 1377, a second attack all but destroyed the town. The Old Town’s architecture ranges from Medieval to Victorian with one of the oldest buildings, the Court House, being built around 1450. The town boasts many passages and narrow streets known as the twittens, many cafes, bars and restaurants and some excellent shops and art galleries. The Castle, originally built by William the Conqueror, lies in ruins at the top of West Hill and can be visited using the steepest funicular railway in Britain. The Hastings Museum and Art Gallery boasts an exhibition dedicated to American Indians, Grey Owl, an early conservationist who came from Hastings and John Logie Baird who pioneered television in Hastings. There are many architectural and cultural attractions including a theatre, parks and gardens. Hastings hosts man events including the Hastings Half Marathon, the Jack in the Green Festival, Hastings Beer Festival, Coastal Currents and the Old Town Carnival.

Rye, a Medieval citadel huddled against invaders and the sea, is today home to a myriad of art, curiosities and cosy pubs and restaurants. They serve the best that Sussex has to offer. Camber Sands is a fabulous beach in the village of Camber. It is the only sand dune system in East Sussex, east of the estuary of the River Rother at Rye Bay, and stretches for three miles to just beyond the Kent border.

Those with an interest in art will enjoy visits to both Charleston House, a home of the Bloomsbury group in Firle, and Farleys Farmhouse near Chiddingly, the former home of the photographer Lee Miller and the surrealist artist Roland Penrose. Both are located within a 30-minute drive of Sunshine House.
